Host Agreement – SceneAccess

Effective Date: 26 June 2025

This Host Agreement (“Agreement”) is entered into between you (“Host”) and SceneAccess Co., Ltd. (“SceneAccess”, “we”, “our”, or “us”), a company incorporated under the laws of the Kingdom of Thailand.

By listing your location on the SceneAccess platform, you agree to comply with the following terms and conditions:

1. Role of SceneAccess

SceneAccess acts as an intermediary platform for location bookings and is not a rental agent or property manager. You acknowledge that:

  • SceneAccess does not possess or control your property
  • SceneAccess is not responsible for any direct damage to your property
  • SceneAccess’s role is limited to connecting you with users (“Creatives”) who wish to book locations

2. Host Responsibilities

As a Host, you agree to:

  • Provide accurate, complete, and up-to-date information about your location
  • Honor all confirmed bookings, except in cases of force majeure
  • Ensure the location is safe, accessible, and clean on the shoot date
  • Notify SceneAccess of any changes to listing details, availability, or pricing
  • Handle check-in, access to the property, and on-site coordination with Creatives directly

3. Pricing and Platform Fees

  • You may set hourly, half-day, or full-day rates based on crew size
  • SceneAccess will deduct a 10% platform fee from the total booking amount
  • You will receive the net payout (90%) after the shoot is completed and confirmed

4. Payment Terms

  • Payments are processed through licensed payment service providers (e.g., Omise)
  • You will receive payment only after the shoot is completed and no dispute has been raised by the Creative
  • You are responsible for issuing a tax invoice if requested by the Creative

5. Cancellations and Rescheduling

  • If you cancel a confirmed booking, the Creative will receive a full refund
  • If a Creative cancels more than 7 days before the shoot date, they are eligible for a 50% refund (your payout will be adjusted accordingly)
  • SceneAccess reserves the right to issue refunds in dispute cases, such as when the location does not match the listing or access is denied

6. Property Damage and Insurance

  • You are responsible for obtaining any additional property insurance if desired
  • The Creative is responsible for any damage caused during the shoot
  • SceneAccess is not liable for damage claims between Hosts and Creatives

7. Conduct and Legal Compliance

You agree that:

  • Your location complies with zoning, safety, and all applicable laws
  • You will not discriminate against users based on race, gender, religion, or other protected characteristics
  • You are responsible for ensuring that filming activities at your location are legally permitted

8. Filming Permits (Thailand Only)

  • If the Creative is a foreign individual or foreign company, they must obtain filming permits from the Thailand Film Office (TFO)
  • SceneAccess does not apply for or manage filming permits on behalf of users

9. Deactivation and Removal

  • You may deactivate your listing at any time
  • SceneAccess may suspend or remove your listing if this Agreement or the general Terms of Service are violated

10. Disputes

In the event of a dispute:

  • You agree to cooperate with SceneAccess in investigating any claims
  • SceneAccess reserves the right to make the final decision regarding refunds or payout adjustments

11. Governing Law

This Agreement shall be governed by and construed in accordance with the laws of the Kingdom of Thailand.

By activating your listing on SceneAccess, you confirm that you have read, understood, and fully agreed to this Host Agreement.
